Why Meia Praia?

Meia Praia is 4 kilometres of unbroken golden sand stretching east from Lagos towards the Alvor estuary — the longest continuous beach in the western Algarve and one of the calmest, protected by its east-west orientation from the dominant southwesterly swell. The residential strip that has developed behind this beach over the past decade has become one of the most sought-after addresses in the Lagos municipality: direct beach access without Lagos old-town prices, and without Alvor's estuary-access constraint.

The infrastructure is still developing, which is both the opportunity and the challenge. There are no large supermarkets directly on Meia Praia — Lagos is 10 minutes east, Alvor is 10 minutes west. There are several beach restaurants and bars open April–October, a watersports centre, and a handful of cafés. A new residential development at the eastern end has brought a small commercial cluster. Services are expected to expand as the population grows.

Property is the fastest-rising in the Lagos municipality: beachfront apartments and townhouses that were selling for €220,000–€280,000 in 2020 are now €380,000–€550,000. New-build villas on the residential strip with direct beach access have sold for up to €800,000. The combination of beach proximity, Lagos convenience and relative peace makes Meia Praia compelling for families, remote workers and retirees alike.

The Alvor estuary to the east is accessible by kayak or SUP directly from the beach — a 20-minute paddle that opens up the entire lagoon network for birdwatching and exploration. The Lagos-Faro train line runs along the inland edge of the strip, with a halt at Meia Praia that puts Lagos central station 8 minutes away. Faro Airport is 55 minutes by car.
